The Project: A 16-acre, 202-unit residential subdivision featuring a mix of single-family homes and townhomes.
The Approach: This transit-oriented development serves as a model for public-private partnerships, utilizing innovative lot sizes to support attainable for-sale housing.
The Impact: Innovan dedicated over two years to community engagement for this project, which reserves 40% of its units for families at 80% Area Median Income (AMI). The goal is to create permanent pathways for families to build wealth in a growing part of the city.

Innovan serves as the development partner for the Golden SEEDS Foundation to deliver new, affordable homeownership opportunities. We manage the creative financing and infill strategy that allows residents to secure homes with significant day-one equity.
The Project: Infill development focused on creating for-sale affordable housing within the historic Bottom Neighborhood.
The Approach: In partnership with the Golden SEEDS Foundation, Innovan is delivering new construction homeownership opportunities specifically for families at 80% AMI.
The Impact: Through strategic creative financing and thoughtful architecture, this project allows families to start their journey with over $125,000 in equity from day one.

A Catalyst for Revitalization in Stop Six
Innovan is the co-developer in this joint venture, transforming a long-vacant site into a $15M mixed-use anchor. We are responsible for the technical execution of this "Urban Village" to catalyze further investment in the Stop Six community.
The Project: A mixed-income residential and commercial live-work subdivision on a site that sat vacant for over a decade.
The Approach: This co-development joint venture combines Innovan’s development expertise with deep local connections to bring a high-impact, $15M+ investment to the community.
The Impact: By integrating multifamily units with local retail space, this "Urban Village" concept creates a pedestrian-oriented environment that supports a thriving local economy and serves as a catalyst for further investment.
