We lead and manage strategic initiatives that provide the capital, non-profit infrastructure, and collaborative networks necessary to ensure that local growth remains inclusive and sustainable.
OUR APPROACH
Building the Roadmap for Equitable Development
Innovan Neighborhoods creates initiatives that address the systemic gaps in the real estate industry. We believe that for a neighborhood to thrive, it needs more than just new construction, it requires a supportive ecosystem where local leaders have the tools to lead.
Community Developers Roundtable (CDR)
Cultivating a Network of Local Leaders
The Initiative: Launched by Innovan in 2022, the CDR is a capacity-building collective for diverse non-profit and for-profit developers.
The Involvement: Innovan provides the developer-led structure, professional coaching, and accountability framework that allows participants to scale their impact.
The Impact:
To date, the CDR has supported 22 developers of color, helped increase the pipeline of affordable housing units from 730 to over 840, and leveraged over $100M in available city funds.
The CDR Pre-Development Fund
Unlocking Early-Stage Capital
The Initiative: In partnership with BCL of Texas, Innovan established this dedicated fund to solve one of the greatest barriers for local developers: high-risk, early-stage financing.
The Involvement: Innovan manages the strategic deployment of these funds, ensuring capital reaches projects with high social impact.
The Impact: We have successfully deployed $1.7 million in pre-development and construction loans, providing the "bridge" capital needed for site acquisition, environmental studies, and architectural planning.
Mosaic Futures
Aligning Capital with Community Heritage
The Initiative: Mosaic Futures is an independent 501(c)(3) non-profit born out of Innovan’s mission to protect the cultural and economic integrity of neighborhoods.
The Involvement: Innovan led the creation of this non-profit to serve as a fiscal vehicle that aligns institutional resources with neighborhood-based priorities.
The Impact:
Mosaic Futures acts as the connective tissue between large-scale investment and local heart, ensuring that development projects prioritize long-term residents and celebrate unique cultural histories.
